Pie Peace

    

Since our inception in 1986, KIER Construction’s work flow pie chart has been divided into four slices; multi-unit, commercial, renovation and hospitality.  The multi-unit slice has always been the largest, followed by commercial, renovation then hospitality consecutively. Today is no exception. The lineup is still the same, but we are in a season of slice modification. Construction is booming and the pie segments that dwindled after the housing crises are presently looking more like wedges instead of slivers.

Renovation projects went on steroids when the housing market tanked and tax credits took off. They are still in high demand. KIER is presently remodeling the 370 unit Boulder Springs community in Provo and the 160 unit Boulder Pines apartments in West Valley City for the Reliant Group out of San Francisco. Boulder Springs is getting a complete interior and exterior makeover accompanied by a brand new community center including a brand new swimming pool. The work at Boulder Pines is similar to the scope of work at Boulder Springs with a full remodel of the existing community center and swimming pool.

Self-storage facilities are back. After a five year hiatus KIER is raising a third Cubes Self Storage in Farmington and a fourth in Draper. The 94,700 square foot Farmington structure is at the halfway mark. It is comprised of 650 units, of which 492 will be climate controlled. Ground was recently broken for the Draper facility. KIER has also been awarded the WON Four Self Storage (an Extra Space branded) project in Murray, Utah.

Haven at Hardware

Just over a decade ago KIER Construction teamed up with Big-D Construction to create a fabulous resort on the south end of the Las Vegas Strip for Wyndham Vacation Resorts. It is a Mediterranean style oasis on the outer edge of the pulsating light, theme park casinos, and “what happens in Vegas…” activities that make the strip so popular.

Today KIER and Big-D (KD Construction) have reunited to build two new, high end urban towers, and a row house that will add 453 living spaces to the block at 400 West and North Temple in Salt Lake City. This new community, called Hardware Village, is situated just north of Salt Lake’s historic Hardware Building.

West Hardware Village is on the rise and will house 267 of the new units. This seven-story building wraps around an eight-level parking structure with an amenities loaded sky deck. The first two floors are designated for fifty town home spaces and two hotel units for out of town guests to reserve. Top floor residents will be able to choose from forty luxurious penthouse spaces. The filling for this gourmet sandwich will be four stories of high end stacked flat units.

East Village will soon follow with 186 units contained in five floors of wood framed residential above a two-story concrete podium. Like the first building, East will wrap around a parking structure. Unlike the first building, the eight townhomes for East Village will be in a separate row house with four units stacked on top of four units. An interior courtyard with a fountain and a reflection pool will be shared by both buildings.

In the Middle of the Centers

KIER Construction is putting the finishing touches on a new center that sits on the edge of another center in the midst of yet another center. Introducing Liberty Center, a new Cowboy Partners 120 unit apartment community located on Center Street, in the center of downtown Provo.

Construction commenced in the summer of 2015 on the Provo block enclosed by 100 North, 300 West and Center Street. The architect, Humphreys & Partners Architects, L.P., designed this block wide beauty to wrap around three sides of a four-story parking garage with street access from the ground floor units. That translates to zero lot lines and the need to usurp lanes of the above mentioned streets. The Liberty Center project team did a great job of orchestrating all types of foot and vehicle traffic.

Another center in this list of centers was the discovery of contaminated soils in the center of the earth below the new building site. It was left behind after an antiquated fuel tank had been removed from the lot years prior. This required the State of Utah to get involved to closely monitor the removal of said soils. The high water table made it necessary to extract and truck the contaminated water and soils to a special facility in Salt Lake City.

Removal of the bad soils required an additional ten feet of over excavation. It also necessitated going ten feet deeper with the footings. In the meantime a buried fuel tank was discovered on the northeast corner of the lot which required a new round of testing. Fortunately the soil was not contaminated. The Lantern House is Shining Bright

Two summers ago KIER Construction joined the fund raising efforts for St. Anne’s Center’s new homeless shelter, better known as the Lantern House. Today, after two charity golf tournaments and twelve months constructing the new facility, KIER is proud to present the finished product.

Construction began on this much needed project after six-plus million dollars had been raised by St. Anne’s Center. KIER was able to donate over $100,000 through gifts-in-kind from subcontractors and vendors, as well as proceeds from the golf tournaments.

Architect, Harold Woodruff designed the new facility which includes a 35,000 square foot housing/administration building and a separate 9,534 square foot kitchen/cafeteria building. A donation building with K9 kennels will be added in the future as contributions dictate. Woodruff incorporated a lighthouse lantern into the building’s design symbolic of safety, guidance and light that is found inside the doors.

Unique to this facility are 14 large rooms, each with their own bathroom, that allow families to stay together instead of being separated by gender as they have in the past. Residents also have access to an in-house medical and dental clinic. A secure diversion wing offers higher risk visitors a bed and shower until they are able to get back on their feet. The men’s and women’s dormitories sleep approximately 315 individuals. The kitchen and cafeteria can feed up to 1,000 people a day.

KIER joined the kind hearted staff members from St. Anne’s Center, dignitaries, donors, clergy, and community minded individuals for a ribbon cutting ceremony in June. Hopeful Futures in Midvale

KIER Construction, Housing Plus, KCB Architecture, Midvale City officials, and a host of others recently gathered to celebrate the Grand Opening of the brand new Canyon Crossing at Riverwalk. This 180 unit community was built exclusively for low-income Utahns. It also turned a vacant Superfund site into a lively neighborhood. “This is the model of what America needs,” stated Midvale Mayor, JoAnn Seghini. “It is a community where people will learn, change their lives, and become contributing citizens to our democracy.”

Canyon Crossing is one of the only apartment projects that has exceptionally large unit sizes including 4-bedroom apartments with full master bedroom suites, and two additional full sized bathrooms. Families can also choose from 2-bedroom, 2-bathroom, or 3-bedroom, 2-bathroom units. Nine apartments are designated for physically disabled adults.

Each spacious unit features high-end finishes and energy efficient appliances, including full size washers and dryers. Triple insulated walls blown in with 1” closed cell foam and a geothermal mechanical and hot water system make this project exceed Enterprise Green Communities certification.

Once a wasteland due to smelters that dominated the Midvale skyline, the site now hosts ten contemporary brick-and-glass buildings, a community clubhouse, a one acre park with picnic pavilion, a sports court, tot lots, community garden, BBQ areas and a dog run. It is also conveniently located within walking distance to the TRAX station, stores, restaurants and all the amenities offered by the Jordan River multi-purpose trail system.

With Canyon Crossing at Riverwalk, the bar has definitely been raised for future affordable housing developments.

It gives us great pleasure that you are reading this. Because you are here, you are looking at our new website contained within our new, “less is more,” domain name. The new and improved kier.org launched on April 8, 2015 to the applause of our fifty-plus employees and positive reviews from a growing KIER audience. It replaces our previous website, kierconstructioncorp.com.

Our friends at Performance Driven Marketing have translated the KIER vision into a website that is attractive and convenient to use. New features include an “Under Construction” slider that introduces our latest projects, testimonials from our clients, and links to organizations affiliated with KIER.

“Our Work” is packed with images and information about the projects we have completed in recent years. At KIER, we take great pride in presenting these projects to you. We have a tendency to view them as our family scrapbook.
